What you need to know about the NCC updates
May 1, 2025
Updates to the National Construction Code (NCC)
The Australian Building Codes Board, alongside the WA Government, has rolled out updates to the National Construction Code (NCC), and they’re going live from May 1, 2025.
The NCC updates are all about making homes more energy-efficient and comfortable to live in – but that also means changes to how we build. Here’s what you need to know to stay ahead of the curve.
Condensation management
For the third time since NCC 2019, we’re seeing updates to condensation rules. That means different material specs, potential cost implications, and a few tweaks to design workflows. If you’re working with timber, cladding, or insulation, this will impact you.
Energy efficiency
The NCC’s stepping up its game on energy performance. New homes now need to meet tougher standards, including:
- Concessions for patios and verandahs when it comes to fire-separation (finally, a bit of a win).
- Cyclonic wind standards between Greenhead and Kalbarri — important for coastal builds.
- New thermal break requirements when using steel framing with metal battens.
- Plumbing changes — notably, extended pipework lengths. A small detail, but one that can affect layout and costing.
How the JWH Group is responding
Our builders are already adapting their designs to meet the new rules. If you’re working on our sites, here’s what’s becoming standard:
- Full cavity wall insulation
- Sunergy Low-E glazing
- Gas instantaneous HWS
- 3kW solar panels
- Full tanking to ensuites and wet areas (even on the first floor)
These inclusions aren’t just box-ticking — they’re real features that boost long-term comfort and efficiency for homeowners. As WA tradies, this is our chance to lead the charge on quality, sustainable building.
